At Spec Floors, our Grind and Seal system reveals your slab’s natural character by grinding to your chosen exposure, then applying a clear topical coating. Unlike Mechanical Polished Concrete (MPC) which refines and polishes the concrete itself, Grind & Seal uses a protective film coating to achieve the polished look. These coatings allow flexible aesthetics and additive options such as non-slip beading, and deliver a consistent gloss level that isn’t dependent on concrete quality.
Installation occurs at specific stages during the build and includes mandatory cure periods between coats and after completion. You should also plan for periodic recoats over the life of the floor.

Non slip additives can be incorporated into a coating system — a great solution for areas where greater slip resistance is important, such as under cover alfresco or entrance areas.
We follow a consistent, quality controlled staged system on new builds:
Renovations: A pre-inspection is required to identify any additional repairs, levelling, glue removal or prep required before grinding and sealing. All stages are completed consecutively after the area has been prepared.
While coated floors only require an easy day to day cleaning routine — dust, vacuum and a weekly mop with pH neutral cleaner — you should avoid dragging sharp or heavy items over the floor and use felt pads under furniture.
Coatings are a topical product and will wear in traffic areas. Recoating will be needed when areas begin to dull, involving downtime for application and cure periods each time. The frequency of reapplication depends on wear — it’s important to recoat before the coating wears through to the bare concrete.
Every concrete floor is unique. The final appearance is shaped by three key choices: your slab design, how much stone you want to reveal, and the gloss of your coating. These options let you create anything from a minimal, understated finish to a bold architectural statement.
